Planning Application: 4880 Valera Road

At the neighbourhood meeting on Wednesday, March 21, 2018, the City of Burlington, the applicant, and myself received feedback from the public about the development application for 4880 Valera Road. The public asked questions about the application and the area concerning density, and traffic.

What is the Proposed Development?

The application was made to change the zoning for the property located at 4880 Valera Road to allow a mixed-used building and one 8 storey and one 10 storey tower comprised of commercial units on the ground floor and residential units in the remainder, as well 70 townhouse units, with standard and back to back.

56 of the 70 townhouses units will be accessed by private condominium road, while the remaining 14 units will be freehold units fronting onto Valera Road.

What is the Site Summary?

Existing Official Plan Designation:

“Residential-High Density” this allows for ground or non-ground oriented residential development with a density ranging between 51 and 185 units per net hectare.

Existing Zoning By-Law Designation:

“Neighbourhood Commercial with site specific exception (CN1-332)” this permits various retail, service commercial, office, community, automotive, entertainment/recreation and residential uses. Permitted uses include dwelling units on second and thirds floors only.

What is proposed to change?

The proposed development is not in keeping with the Zoning By-Law, as the proposed built form is not permitted. A Zoning By-Law Amendment application has therefore been submitted.
